Guaranteed Rent in Derby: A More Hands-Off Solution for a Local Landlord

The Landlord's Situation

The owner wanted to continue renting out the property but no longer wanted to worry about its everyday operation.

The property in question had previously been handled by another property management company in Derby, which no longer wanted to continue managing it. This created a need for a new arrangement that could provide continuity for the landlord without placing the day-to-day workload back onto them.

The landlord's priorities were clearly stated to us:

  • Reduce involvement in the everyday running of the property.

The Guaranteed Rent Solution

L & L Future Properties rented the property directly from the landlord through a Rent-to-Rent arrangement.

Under the agreed Guaranteed Rent model, L & L Future Properties became responsible for the day-to-day operation and maintenance of the property while the landlord received the agreed monthly rent.

This meant the landlord did not have to manage the property's everyday requirements personally.

The arrangement addressed the two main issues behind the enquiry: certainty of rental payments and less day-to-day property management.

Taking Over the Property Within One Week

One of the main challenges was ensuring a straightforward transition after the previous property management company stopped managing the property.

L & L Future Properties completed the takeover within just one week.

The property could then continue operating under its new arrangement without requiring the landlord to step back into its everyday management.

This case demonstrates why understanding the landlord's wider circumstances matters; the objective was not simply to find someone to occupy the property. It was to establish an arrangement that addressed the owner's concerns around both income and ongoing responsibility.

How the Property Is Managed Today

Following the transition, we assumed responsibility for the property's ongoing day-to-day running and maintenance.

The Derby property is operated as serviced accommodation and forms part of the active accommodation portfolio managed through L & L Future Stays.

For the landlord, however, the important outcome is simpler: they retain their property while we handle its everyday operation under the agreed arrangement.
